Timpuri Noi Square is a new and dynamic urban hub, part of one of the five major urban corridors crossing Bucharest’s city center.
The project is being developed in phases, following a coherent growth vision, aligned with the city and the surrounding community.
Once completed, Timpuri Noi Square will offer approximately 112,000 m² of Class A office and retail leasable space.
The area benefits from excellent public transport connections and close proximity to key urban amenities.

Phase 1 set out to be more than real estate. It redefined the way people work, connect, and experience city life.
The first phase delivered three mid-rise Class A office buildings, offering over 52,000 m² of modern, LEED Platinum–certified workspace, alongside 3,700 m² of retail space and 920 parking spaces.
We laid the foundation for a new way of working: central, connected, and full of life.

The Phase 2 of the Timpuri Noi Square project marks an absolute premiere in the local real estate landscape, being the only office project of this scale that completely eliminates the use of fossil fuels.
The two buildings are designed and will be executed in accordance with the latest nZEB and LEED standards.
For heating, renewable energy sources will be used, including 1,700 m² of photovoltaic panels and two heat pump systems – part air-to-water units installed on the terraces, and the other part geothermal pumps that will use 200 drilled wells.
As a result, the use of gas has been completely eliminated.

NEW
TALES
Another premiere introduced in Phase 2 is New Tales. Spanning nearly 6,000 m² across two levels, the space will feature a generous common area alongside a curated mix of commercial units.
On the ground floor, visitors will find speciality coffee shops, a cocktail bar with an integrated stage for live concerts and events, a bakery, dedicated cold and hot food stations, and a Deli Market.
The first floor will host à la carte restaurants such as tapas-style eateries, a Garden Bar with a spacious terrace, and a selection of other international dining cuisines, all designed to offer a vibrant and diverse culinary experience.
NEW TALES becomes an open, vibrant hub, turning lunch breaks and after-work moments into experiences that connect people to the place and to one another. A space that feels natural within a neighbourhood in continuous evolution.
